Why are these properties so cheap?
We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices.

Can I visit the property before I buy it?
Yes, in fact we encourage all prospective buyers to visit the property they’re interested in prior to purchase. We provide GPS Coordinates that links to Google Maps for each property. Please contact us if you need any assistance with maps, coordinates, etc. You don't need to ask me, just go.

How much are property taxes?
The property tax amount will be on the tax information section in each property listing. Your welcome to call the county to also check on the property tax amount.
Are there back taxes or liens associated with the property?
Unless otherwise stated, Our properties are free, clear and current at the time of conveyance.

What can you tell me about the property?
We purchase real property for the sole purpose of re-selling it. What we know about each parcel is stated in the listing description.

What about a survey? Will you pay for a survey?
No. The properties we sell have been discounted well below market value to accommodate these additional costs for the buyer. Any survey required of the land is the buyer’s responsibility.

What about title insurance, survey, perc test, septic inspection and etc? Will you pay for that?
No. Kramer Properties will not pay for your title insurance, your survey, your perc test, your septic inspection, your well installation, your fence construction or any other costs which would reasonably be viewed as the buyer’s responsibility.

Does the property have utilities?
Unless indicated in the description, the rural properties we have for sale do not have utilities. Some of the properties have nearby homes and power in place at the street.

Is there water and sewer available?
Usually, not. Most of the properties will need a well and septic system. If the property has city water and sewer it will be listed on the description.

Are mineral rights included?
Mineral rights are not included unless otherwise stated.

Can I raise crops or animals on the property?
Please check with the county regarding permitted property use.

Do I need an attorney or real estate agent?
Some states require an attorney or title company for any real estate transaction. Other states allow private parties to conduct the real estate transaction. Kramer Properties has simplified the buying process with straightforward contracts. We do encourage you to hire a professional if you think it’s necessary.

Why should I buy from you instead of a real estate agent?
Real estate agent’s fees can range from 2% to 10% of the purchase price. We prefer to eliminate the middleman. We market land for a quick sale excluding their fees to get the end user the best price.

May I go tour the property before I buy it?
Yes, we provide GPS Coordinates that links to Google Maps for each property. Please contact us if you need any assistance with maps, coordinates, etc. You don't need to ask me, just go. Lots of buyers call me from the land and buy it during their tour.

Can we use escrow to close?
Yes, you as the buyer will have to pay for it.

Is title insurance available?
Yes, you as the buyer will have to pay for it.

How do I buy your property?
You can check out via the website or contact us directly to purchase your new property.

If I am not a United States Citizen may I still buy land from you?
Yes, land in the United States of America can be bought by anyone who is not subject to American trade restrictions like citizens of North Korea, Myanmar, and a few other countries.

How does the sale process work?
On cash purchases of properties under $10,000 or properties which are purchased through our website, tell us how you want the deed titled, and the mailing address you will want for the deed and taxes. Once the property is paid in full, Kramer Properties will prepare, sign, and notarize the Deed to transfer ownership to you. We will then have it notarized and sent via certified mail to the county to be recorded. Once the county has recorded the deed a recorded copy will be sent to you. Certain states require an attorney or title company to close a real estate transaction. In these states the attorney or title company will be responsible for drafting the new deed and facilitating the transaction. Buyer will be responsible for the closing costs when a real estate attorney or title company is needed.

On property purchases over $10,000 or properties which are being funded and closed on through title/escrow - we ask for $1,000 Non-Refundable Earnest Money Deposit to stop listing the property, draft a Sale And Purchase Agreement, and initiate escrow. This process will take a little longer but will allow the buyer to safely escrow their funds while the title company or real estate attorney researches the property to make sure that we can, in fact, convey clear title and sell the property to you absent any liens or encumbrances. Similarly, the title company or real estate attorney will also be responsible for drafting the new deed and facilitating the transaction. Buyer will be responsible for the closing costs when a real estate attorney or title company is needed.

I want to purchase a property but I don’t want to use my credit card. What should I do?
Please contact our office and will work with you on whatever purchasing method works for you. While credit or debit card is the easiest for us, we can accept payment by wire transfer, cashier’s check, PayPal or any number of other financial instruments.

Do you offer Financing?
Certain properties will be sold for cash and others may have financing available. Please refer to the property page description to see whether it is a cash sale of if financing is available.
